PROPERTY DESCRIPTION:

The DC Tower designed by Dominique Perrault is the new architectural highlight of Vienna which decisively characterizes the skyline of the city. With its 250 metres, the DC Tower is not only the highest building in Austria, but is also a fascinating modern landmark of the city.

The DC Tower has been built as an extremely slim skyscraper with 4 basements, a ground floor, a mezzanine as well as 60 upper floors together with outdoor facilities. The footprint of the skyscraper is about 59 x 25 metres, the overall height of the façade is 220 metres, the aerial ends with an upper edge of 250 metres.

The southeast façade gives the building its unmistakable appearance. Façade strips tilted outwards and inwards provide the impression of flowing waves along the complete surface and thus characterize the silhouette of the building.

LOCATION:
Through the VIENNA DC Donau-City, a “City in the City” has been created in recent years on the other side of the Danube by one of the most beautiful old towns in Europe. This urban centre with a high functional architectural claim and forward-looking residential and office buildings, research institutions, leisure facilities as well as event locations is just 8 minutes away with the underground from the historic centre of Vienna.

The Donau-City is close to the slip road to the Reichsbrücke and the Donauufer motorway and has two direct links to the motorway network. Vienna International Airport is just 20 minutes away.

By separating motorized and pedestrian traffic at two levels, optimum accessibility as well as undisturbed promenading is ensured. The access roads and the link to the parking levels will be placed below the pedestrian level.

The location, directly next to the largest inner-city recreational area in Europe, the Danube Island (Donauinsel), is exceptional. According to international experts, Donau-City is currently one of the most interesting urban development areas in Europe due to its special location directly on the waterfront and the neighbouring recreational areas “Donauinsel”, “Donaupark” and “Alte Donau”.


INFRASTRUCTURE:
Directly in VIENNA DC there is a multifarious range of restaurants as well as a comprehensive local supply of goods through several supermarkets, a drugstore, patisseries, a pharmacy, a dry cleaners, a copy shop, two banks and two nurseries (one of which is English speaking). Several doctors have also settled here.


ARCHITECTURE:

The design for the DC Tower came from the French star architect Dominique Perrault; it was executed in cooperation with the Viennese office of Hoffmann-Janz architects. Perrault, who became internationally renowned through the National Library in Paris, also designed a master plan for all the remaining area of the VIENNA DC Donau-City, which in addition to the breathtaking tower also consists of a space for living and communication corresponding with the Danube, which is close by.

The prime objective when building the DC Tower was not to achieve new height records, but to create a well designed building that is convincing due to its demanding design and its high quality features. The height of the tower was achieved from the ambition to retain the attractive aesthetics of a slim tower by incorporating the intended cubic dimensions.


BUILDING ECOLOGY:
The DC Tower combines architectural aesthetics with a modern ecological design and functionality. It was built and equipped as one of the first Austrian skyscrapers in line with the energy and sustainability requirements for a “Green Building” of the EU commission. Certification was preferred in accordance with LEED Gold or Platinum Status.

Energy-saving technical plant and equipment has been an implicit aspect for the whole of the Donau-City site for some considerable time. Innovations, such as e.g. rainwater management and photovoltaics as well as energy recovery from the elevator systems are additionally employed in the DC Tower.

USAGE:
Office
: Around 44,000 m² of high-end commercial space has been created in the DC Tower for office use.

Hotel:
In addition, the DC Tower has a 4* hotel, which extends over 18,300 m² on the initial 15 floors. Apart from the Meliá Vienna, the leading Spanish hotel operator, Meliá Hotels, has 350 establishments in some 30 countries worldwide. Due to its high quality, stylish and modern orientation, the innovative operator fits perfectly with the DC Tower. In addition to exclusively furnished rooms and suites, the hotel also has several meeting and conference rooms, which are all equipped with the very latest technology.

Public areas: Naturally, the DC Tower also has an exclusive catering zone. This is located on the top two floors and apart from a first class restaurant also has a bar with a breathtaking view of the city. In addition to the unique ambiance, the culinary delights in the 57 Restaurant & Lounge is of the highest level thanks to the Head Chef, Rene Poysl.

On the ground floor of the hotel, there is an additional restaurant, which offers not only breakfast but also a lunchtime buffet in a relaxed atmosphere. In addition, an Asian Ramien Restaurant was opened in January 2015.

Service facilities that are open to the public in the entrance zone of the tower and a fitness club together with a swimming pool on the second floor, round off the variety of uses of the DC Tower.

The main access point to the DC Tower is unmistakably from the existing roundabout of VIENNA DC. Tenants of the tower can drive directly from this level to the underground car park and can get to the pertinent reception areas via the respective distribution lifts. Via a clearly visible access ramp, visitors, taxis and busses are directed to the access level, which provides access to the individual parking areas and driveways.
